TERMS AND CONDITIONS
This is a NON SMOKING property.
The Booking Contract
Reservations will only become fully confirmed once the Booking Contract and deposit or full rental payment (as appropriate) is received. Until such time there shall not exist any form of contract whatsoever. A security deposit of 25% is required. This is non refundable. This must be received within five days of booking the holiday property.
PAYMENT - The full balance will be required 60 days before arrival. If such payment is not received by such date we reserve the right to cancel the booking in which case the cancellations policy below will apply. Please note that with payments made to us from outside the Eurozone & the UK you will be liable for all bank charges. In other words, the rent payable is the amount that should be received into our account. Therefore you will need to ensure that the amount sent will cover all bank charges. For payments made via PayPal there will be a charge of 5.25% on every transaction.
If you should need to cancel the booking for any reason, the following charges will apply: Please note that in addition there will be a cost to you of £35/€45 applied for any cancellations involving an international bank transfer to cover the international bank charges incurred.
60 - 31 days before arrival - 50% of rental charged
Less than 30 days before arrival date - 100% of rental charged (unless the property can be re-booked)
We strongly recommend that you take out a holiday cancellation insurance.
The rental charge includes the cost for all water, gas, electricity, internet, linen and cleaning at the end of the rental period. For each extra full week booked cleaning & fresh linen will be provided free of charge. This will apply for each additional week. There will be an extra charge if you require more frequent cleaning; please let us know before your arrival if you would like to arrange this. Any additional services will be charged locally in euros.
Arrivals and Departures
Check-in time is between 2pm and 8pm on the day of arrival (please note: it is possible the apartment may be being cleaned up until 4pm. If the apartment is still being cleaned or if you should arrive before 2pm, it is sometimes possible to drop off your luggage).
Check-out should be before 11am on the day of departure.
MAXIMUM OCCUPANCY - The maximum number of guests is limited to five (5) persons. An additional charge of £20 per person per stay is required for additional guests as the rental prices are quoted on the basis of accommodating 2 guests.
MINIMUM STAY - This property requires a three (3) night minimum stay although a 2 night stay may occasionally be possible, but in this case an additional £55 linen and cleaning fee will be charged.
FALSIFIED BOOKINGS - Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
There is a €35 "Meet and Greet" fee payable in cash to our representative in Venice (if you are arriving after 8pm, this is €50). You will be taken to Ca' Masena and given keys for the duration of your stay. Details, including contact information for our Venice representative, will be forwarded to you shortly before your arrival date.
Breakages/loss of keys
You will not be asked to pay for minor breakages, however, if you are able to replace any broken or damaged items while in Venice, it would be most appreciated. Please notify the owner directly of any major accidental damage so repair/replacement can be quickly arranged. You will be asked to pay for such damage.
You will be issued two sets of keys for gaining access to the property. If keys are lost, a fee of £200 will be requested in order to cover the costs of replacing locks and keys.
Please do not leave the second set of keys in the door lock within the apartment when you go out as you will end up locking yourself out if you do this!.
The owner will make every effort to ensure you enjoy as much privacy as possible during your stay at Ca' Masena. However, it is possible we might need access to the property for routine maintenance, emergency repairs, or inspection with regard to a complaint. If this should occur, we will advise you of this need as far in advance as possible.
Water & Septic Tank
The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. If it is found that unsuitable products have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (£200).
PETS are not permitted in the apartment under any conditions.
We strongly recommend you take out comprehensive travel insurance for your trip. Your policy of insurance should cover personal injury, death, medical and repatriation costs together with cover for loss of baggage and valuables, personal liability, delay, cancellation, curtailment, theft and any other matters you require to insure in respect of your trip. The owner is not liable for the temporary defect or stoppage in the supply of public services to the property, nor in the case of failure of any equipment. Further, neither the owner or its representatives can accept any liability for personal injury, accident, death, loss or damage to persons or personal effects, however caused.
While a booking is made with the full understanding that the property is available for the dates agreed upon, please note that there could be exceptional circumstances (such as war, fire, or acts of terrorism) when we may have to cancel a booking. In such circumstances a full refund of all sums paid will be made. Also please note that we cannot be held responsible for any loss, damage or inconvenience caused if the property should be destroyed or damaged by events beyond our control (such as war, fire, or acts of terrorismâ¦etc) or if other instances arise during the rental period. The owners endeavor to ensure that the property is in a good condition when each guest arrives. The owners would like to make clear that there can be other particular circumstances in Venice, especially in the winter months to do with Acqua Alta (High Tides) that may in rare situations create difficulties with the normal drainage from the property. These are beyond the control of the owners and although every effort will be made to ameliorate any problems, you should take this into account when making your winter booking.
